Trousdale Estates

One of the most sought-after locations to live in the world, Trousdale Estates is located at the top of Beverly Hills and offers incredible panoramic views from Downtown to the Pacific Ocean, and offers an amazing proximity to the heart of Beverly Hills.

Trousdale Estates was developed by Paul Trousdale around 1954 on land that is north of Sunset Boulevard and the Beverly Hills Flats, and just west of the Bird Streets in West Hollywood. The neighborhood of Trousdale Estates is known for its amazing views and iconic Hollywood History. Trousdale first built 532 original lots, all subject to strict regulations devised by the Architectural Committee, including how high roofs could be. Originally, Trousdale Estates is reported to have started from 425 acres and overall it is now a somewhat narrow parcel of land. The homes in Trousdale area were largely built in the 1960s, the community is made up primarily of one-story, mid-century modern homes by architects like Richard Neutra, Wallace Neff, A. Quincy Jones and others who brought clean lines of modern living to Trousdale Estates. By 1981, some houses were remodeled, blocking their neighbors' views. As a result, after some consultation in 1987 the Trousdale Estates Homeowners Association, a non-profit organization, and the city of Beverly Hills implemented the Trousdale Ordinance to preserve the neighborhood.

The highest sales price ever achieved in the history of the city of Beverly Hills was generated in Trousdale estates on Hillcrest at $70,000,000 - the buyer is the creator of the video game Minecraft.

A moratorium was placed in 1987 where homes cannot build a second story or no lit lower levels are able to be built unless grandfathered in. Only 6 homes currently have this scenario.

Celebrities such as Elvis Presley, Frank Sinatra, Richard Nixon, and Groucho Marx all lived in the community. In more recent years, Jane Fonda, Richard Perry, Simon Cowell, Charlie Puth, Ellen DeGeneres, and Jennifer Aniston have all purchased homes in the neighborhood.
