If you’ve always wanted to live in Beverly Hills, you should explore Trousdale Estates—an exclusive subdivision with a rich legacy among the biggest stars in Hollywood. Developed in the 1950s and 1960s by prolific builder Paul Trousdale, Trousdale Estates is tucked away in the foothills of the Santa Monica Mountains, north of Sunset Boulevard and east of Coldwater Canyon Drive. The neighborhood stretches out just north of the famous Greystone Mansion.

Trousdale Estates epitomizes old Hollywood glamour, and the history of Trousdale Estates may very well include more star power than any other community in a city that’s known for the rich and famous.

Home prices

The median price of Trousdale real estate is approximately $11 million, although many homes in this fashionable neighborhood sell for more, and some are in the $20 million range or higher. By comparison, the median price of homes in Beverly Hills is just under $4 million, according to Zillow.

As the price tag reflects, these are truly special properties. When Trousdale began his development in 1954, he sold lots exclusively to celebrities who had hired top architects to design their dream homes. Construction of these custom homes continued into the 1970s. The most common home design is Mid-Century Modern, and Trousdale Estates contains the largest concentration of homes in that style in the Los Angeles area.

Among the architects who designed homes in Trousdale Estates were A. Quincy Jones, Richard Dorman, Wallace Neff, Paul Williams, and Lloyd Wright (the son of Frank Lloyd Wright).

While the homes in Trousdale Estates Beverly Hills are expensive, the prestigious lifestyle and easy access to all the attractions of Beverly Hills make it well worth the investment.

“Above it all”

When Trousdale began his development, his motto was “Above it all”—and he was able to deliver on that vision. Trousdale Estates is perched in some of the highest terrains in Beverly Hills and gives its residents breathtaking views of the Los Angeles area spread out below, as well as views of the Pacific Ocean and Santa Monica Mountains.

The Trousdale Ordinance

The Trousdale Estates Homeowners Association and the City of Beverly Hills passed the Trousdale Ordinance in 1987 with two intentions in mind. The first was to preserve the neighborhood’s charm and history by limiting remodels and restricting demolitions, and the other was to protect residents’ million-dollar views of the nearby mountains, the ocean, and downtown Los Angeles.

The ordinance was written to prevent residents from building unsightly additions to their property that would detract from the special nature of the neighborhood or block their neighbor’s view. Under the law, each home must be at least 3,000 square feet and can be only one story, helping to keep the original charm and atmosphere of the neighborhood intact.

Privacy

Due to its location away from the hustle and bustle of Hollywood, and thanks to its hilly terrain, Trousdale Estates give residents something they demand: privacy and security. Many homes are situated behind gates or high walls and are surrounded by lush landscaping. They are protected with the latest security systems and guarded by neighborhood patrols.

Great location

Residents of Trousdale estates enjoy both their unique location in the hills and their quick, easy access to all that Beverly Hills and the surrounding area has to offer. It’s just a short drive to swanky luxury shopping, restaurants for fine dining, and the salons of Wilshire Boulevard and Santa Monica Boulevard. The Los Angeles Country Club and Beverly Hills High School offer splendid, convenient access to Trousdale residents—and there’s also quick access to the 405 freeway, Los Angeles International Airport, and the San Fernando Valley.

Rodeo Drive

Rodeo Drive is a world-famous shopping district between Wilshire Boulevard and Santa Monica Boulevard. The walkable area is packed with international fashion houses as well as local boutiques. Trousdale residents who shop along Rodeo Drive will find Gucci, Valentino, Armani, Prada, Cartier, and Dior, among many other posh shops.

Los Angeles Country Club

The lush Los Angeles Country Club is considered one of the most exclusive golf courses in the world. Its southern boundary is located along Wilshire Boulevard, and golfers playing the two courses have great views of the high-rises along Wilshire Boulevard and the skyscrapers of Downtown Los Angeles. This swank club dates to 1897 and counts among its members many distinguished  L.A.-area families. The Los Angeles Country Club is known for its large, stately clubhouse that members and guests enjoy after a round under the Southern California sunshine.
